This guide reflects the rules as of October 2026. Conditions and application windows change with each year's announcement, so check the latest notices on Bokjiro, Government24 and Hometax before applying. It is general information, not personal tax advice.

Two benefits for people paying monthly rent

Tenants paying monthly rent (월세, wolse: a smaller deposit plus rent each month) can use two very different programs.

Both require you to be registered as living at the address in your lease (전입신고, move-in registration).

Youth monthly rent support: conditions at a glance

  • Age: 19 to 34
  • Living situation: living apart from parents and owning no home
  • Youth household income: up to 60% of the standard median income (in 2026, about ₩1,538,000 a month for a one-person household and about ₩2,519,000 for two people)
  • Youth household assets: up to ₩122M
  • Lease: deposit up to ₩50M and rent up to ₩700,000 a month (if rent is higher, eligibility is reassessed using a deposit conversion rule)
  • Parents' household: if you are single and under 30, your parents' household must also have income up to 100% of the median and assets up to ₩470M

The grant covers your actual rent up to ₩200,000 a month for up to 24 months, and you can receive it only once in your life. If your rent is ₩150,000 you receive ₩150,000. The full 24 months adds up to ₩4.8M.

The 2026 regular application window (30 March to 29 May) has closed. Check Bokjiro and your district's notices for any year-round intake and for local programs such as Seoul's own rent support.

You can check your own eligibility by entering your age, income and deposit on the support finder.

Documents for the application

  1. Copy of the lease contract
  2. Rent payment records (bank transfer confirmations)
  3. ID and a copy of your bankbook
  4. Consent to income and asset checks (including parents if their household is assessed)

You often need to keep submitting proof of monthly payments during the support period, so pay rent by bank transfer in the landlord's name rather than in cash.

Monthly rent tax credit: money back at year-end

Employees should also claim the monthly rent tax credit, which subtracts part of your rent directly from your income tax.

  • You must be the head of a homeless household (household members qualify only in limited cases)
  • Total salary up to ₩80M
  • The home must be 85㎡ or less in exclusive area or have a standard price up to ₩400M (residential officetels and goshiwon rooms can qualify)
  • Your registered address must match the lease address
Total salaryCredit rateRent eligible per year
Up to ₩55M17%Up to ₩10M
Over ₩55M up to ₩80M15%Up to ₩10M

Worked examples

  • Salary ₩45M, rent ₩600,000 a month: ₩7.2M a year × 17% = ₩1,224,000 credit
  • Salary ₩70M, rent ₩1,000,000 a month: ₩12M a year, capped at ₩10M × 15% = ₩1,500,000 credit

A tax credit reduces the tax you owe, so it cannot exceed your determined tax. If you are early in your career and owe little tax, the actual refund may be smaller than these figures.

Documents and how to claim

  1. Copy of the lease contract
  2. Resident registration certificate showing you live at the lease address
  3. Proof of rent payments (transfer history or deposit slips)

Submit these to your employer during year-end settlement. If you missed it, claim in your May income tax return or file a request for correction within five years of the statutory deadline. You do not need the landlord's consent.

Why move-in registration matters

Move-in registration must be filed within 14 days of moving, at the community service center or on Government24. For monthly renters it matters for three reasons:

  • Youth rent support: you must be registered at the lease address to qualify.
  • Rent tax credit: if your registered address differs from the lease, you cannot claim it.
  • Deposit protection: registering your move-in and getting a fixed date stamp (확정일자, an official date on your lease) protects your deposit if the home is auctioned. Before signing, check the property on our jeonse and rent safety check.

Some landlords ask tenants not to register because of their own tax situation, but registration is the tenant's legal right. If a lease includes such a condition, renegotiate before signing.

Extra benefits and common mistakes

  • Housing subscription savings deduction: homeless heads of household with salary up to ₩70M can deduct 40% of deposits into a housing subscription account (up to ₩3M a year). Submit a homeless confirmation to your bank.
  • Paying rent in cash without records makes both the grant and the credit difficult.
  • Not being the head of household: if you stay registered as a member of your parents' household, the tax credit is hard to claim. Register as head of household when you move in.
  • How rent covered by the youth grant is treated for the tax credit should be confirmed with Hometax or your tax office before year-end settlement.

Foreign residents should confirm with the relevant office whether they qualify, as these programs are designed mainly around Korean resident registration. If you are weighing jeonse (a large lump-sum deposit instead of monthly rent) against monthly rent, compare loan interest with rent using the loan calculator. For tax questions, you can also use tax professional matching, and for taxes when buying a home, see the acquisition tax guide.

Frequently asked questions

Q. Can I receive both youth rent support and the rent tax credit?

They are separate programs, so you can apply for both if you meet each set of conditions. Check with Hometax or your tax office how rent covered by the grant is treated for the credit.

Q. What if my landlord tells me not to register my move-in?

Registration is your legal right, and without it you can lose youth rent support, the rent tax credit and deposit protection. Renegotiate the condition before signing.

Q. I missed the rent tax credit last year. Can I still claim it?

Yes, within five years of the statutory filing deadline you can file a request for correction on Hometax with your lease, resident registration and rent transfer records.
